Q: How are potential tenants screened?
A: We conduct a thorough credit and background check on all applicants. We pull and carefully review their credit reports and score, we check them against court and felony records, the sex offender registry, prior eviction records, verify income and check references from prior rentals. We use our years of experience to present you with as much information as possible, as well as our own recommendations or opinions, to help you make an informed decision when selecting a tenant.

Q: How quickly do you respond to repairs or emergencies at my property?
A: We maintain a 24 hour, 7 days a week phone line. We screen all tenant reports to determine if the issue is an emergency, or if it can be addressed during normal business hours. In addition, we will attempt to talk tenants through simple repairs over the phone, to save you a service call. Before ordering any non-emergency repair, we personally assess the problem to decide how best to solve the problem. We also assess the cause of the damage – if it’s the tenant’s fault, they pay the bill!

A: Yes, we do!

Q: How involved do I need to be with the management of my home?
A: With T & C Home Management, we personalize our approach to what you will be most comfortable with. Some property owners like to know as much as possible about any issues that arise, and we keep in constant phone or email contact with these clients. Others prefer a far more hands-off approach, trusting us to make the best decisions for them to maintain their properties in tip-top shape, keeping tenants happy and yet keeping costs to a minimum.

Q: Can I see my statements and bills online, and track the status of repairs?
A: Yes – you will have access to our Property Management software through an owner’s password-protected portal, which allows you to view your statement and statement history, copies of work orders and bills, maintenance requests, and send notes to us – anytime that’s convenient to you.

Q: Am I required to make my property available to Section 8?
A: The Housing Choice Voucher Program, or Section 8, is a federal housing assistance program that subsidizes part of a resident’s rent payments. Since all our property managed homes are not available to Section 8 tenants, T&C Home Management, LLC does not participate with the Section 8 housing program on any of our property managed homes.

Q: Are you licensed?
A: Yes, we are licensed by DPOR (Department of Professional and Occupational Regulation), NARPM (National Association of Property Managers), and NVAR (Northern Virginia Association of Realtors).

Q: Can I reach you after hours?
A: Our normal business hours are Monday through Friday from 9 AM to 5 PM; however, we have an emergency line available 24/7.

Q: Do I get to see the lease or sign it?
A: T & C Home Management, LLC signs the lease on behalf of the owner per the property management agreement; however, the owner can be sent a copy of the lease upon request.

Q: Do you sell real estate too?
A: Yes, our sister company, Tom & Cindy and Associates at Long & Foster, is our partner on all sales. Q: How and when do I get my checks?
A: We process our owners ACH direct deposits on approximately the 6th or 7th of every month; statements are generated on the 6th or 7th of every month and e-mailed to the owners. The owner’s bank will then process the ACH direct deposit, however processing times vary from bank to bank. The normal bank processing time can take anywhere from 2 to 5 business days. Owners requesting checks will have those mailed out on the 6th or 7th of each month. This is all based on the assumption that the tenant has paid their rent on time.

Q: How is rent collection handled?
A: T & C Home Management, LLC has several options to collect the rent from the tenants. The tenant may choose to deliver the check to our conveniently located office, ACH direct debit, online bill pay, or USPS (United States Postal Service).

Q: How long of a lease do you sign?
A: Each transaction is different, and each owner’s needs are different. Once we know the owner’s goals, we advertise the property availability for the length of time they instruct. Typical leases run anywhere from 1 to 3 years.

Q: How much security deposit do you charge the tenant?
A: Typically, we collect one-month equivalent rent for the security deposit. However, you may collect additional funds for a security deposit. Please note that the VRLTA (Virginia Residential Landlord and Tenant Act) stipulates a maximum amount that can be charged equal to two months rent. Non VRLTA lease can charge higher security deposits. If you own more than 2 rental properties in Virginia, you must follow the VRLTA laws.

Q: How soon can you start managing my property?
A: We can start the process immediately! All our property managed documents can be signed online with electronic signature or we can schedule a time for you to sign at our office, your home or rental property. Once executed, all we need are the keys to the property and we will start with our marketing and advertising campaigns right away.

Q: Who holds the tenant security deposit?
A: Tenant’s security and pet deposits are held in an escrow account administered by T&C Home Management, LLC in accordance with Virginia Department of Real Estate requirements and state laws. Total deposits that we hold are also reflected on the lease and on the Tenant’s Portal.
